Window Maintenance Responsibility

The Board would like to clarify responsibility for window maintenance within the community.

In general, any window that can open and close—including sliding, casement, or double-hung windows—is considered the homeowner’s responsibility to maintain, repair, or replace as needed per the CC&Rs.

With regard to “fixed” glass windows (those that do not open or close), the Association is only responsible for maintaining the fixed glass that is part of a skylight assembly. All other fixed glass windows are the individual homeowner’s responsibility.

We appreciate everyone’s understanding and cooperation in helping to keep the community’s buildings well maintained and in good condition.
