Annual Fire Sprinkler Inspection and Testing for Blufftop Units
Fire Safety First has scheduled the required annual testing of the fire sprinkler system at the Blufftop units, which are:

The inspections will take place on October 16, 2025 at 8 AM. Someone should be available that morning to give access to the unit. Inspections will take between 5 and 15 minutes. Thank you!
Reminder to Pick Up After Pets
Management has recently received reports of two separate occasions where dog droppings have been deposited and abandoned inside The Admiralty gate.
This is unfortunate and irresponsible, not to mention unsanitary; it is a clear violation of the CC&Rs if, as appears, it is the result of a resident or guest of the Admiralty walking a pet. It is unfair to our landscapers who are responsible for maintaining our grounds, and it is unpleasant for Admiralty residents who walk along our paths.
We have not encountered this before and would remind unit owners and their tenants or guests to kindly pick up promptly after their pets. Your cooperation is very much appreciated.
Postponement of Painting Project
The HOA has been actively working to address balcony repairs and potential leak issues that were identified in the SB326 report. The original goal was to complete this critical work prior to the start of the painting project in September, ensuring that all structural and substrate issues were fully resolved before painting commenced on each building.
However, the extent of damage to the balcony railings and related components has proven to be more significant than initially anticipated. Our deck contractor is having to perform substantially more preparation to the underlying substrate, which has resulted in each deck taking considerably longer to complete. What was originally expected to be a straightforward repair timeline has now extended significantly.
Based on the latest assessments from our consultant and contractor, we now expect it will take several more months to fully address these issues. In light of this, and to ensure the quality and longevity of the upcoming painting work, the Board has made the decision to postpone the painting project until the Spring of next year.
We understand this may be disappointing news, and we appreciate your patience and understanding as we work to ensure that these necessary repairs are completed thoroughly and correctly before moving forward. Our priority remains the long-term integrity, safety, and aesthetics of the community.

Someone must be available to give the technician access to the home to perform the required inspection. If you’d like to arrange to leave a lockbox with a key, please email the Manager, Rhonda Hart, and be sure to note your name, address, lockbox code and location by Thursday, November 7, 2024 so the vendor can be notified. Please make sure all pets are secured and that an adult (no minors) is present.
